Buyers are speed dating. Sellers are playing hard to get. This is the tone of Sonoma County’s 2025 spring real estate market. With more listings and cautious buyers, the landscape is shifting—and whether you’re buying or selling, understanding the current dynamics is key to making the right move. Here’s everything you need to know:

1. Buyers have more options, so they’re becoming more selective. Inventory rose 55% in the first quarter of 2025, with 764 active listings compared to 490 during the same time last year. Homes priced under $2 million increased by 64%, and the luxury segment now has more than ten months of supply. Buyers are taking their time and only moving forward with homes that meet their full list of needs. Sellers should focus on proper staging and accurate pricing to stay competitive.

2. Sales are up but patience is key. In February 2025, 255 homes were sold, which marks a 15% increase from the previous year. However, the average time on the market rose to 41 days, up from 38. Luxury homes are taking longer to sell, with only 8% moving quickly. Buyers are also being more cautious as mortgage rates near 6.83%. Sellers need to stay patient and flexible, while buyers should be ready to move fast on the right home.

 

3. Prices are flat, creating an opportunity for both sides. The median home price in March 2025 was $799,000, down 1% year over year. While some areas like Petaluma and the coast saw price increases, Sonoma Valley experienced a 34% drop. Mid-range homes between $700,000 and $1.2 million remain in high demand. Buyers may find room to negotiate, and sellers need to price homes carefully to attract serious interest.
